Pre-Purchase Home InspectionA home inspection is a professional, objective, visual examination of the condition of a home. Home buyers now entering the marketplace view inspections as a way to gain valuable information about the biggest purchase of their lifetime. It helps them to determine whether there are any major defects or system inadequacies at the time of purchase. The home inspector's service to the purchaser is primarily one of education. The goal of the inspector is to provide the purchaser with a better understanding of the physical condition of the home in order that they can make a well-informed decision. A complete home inspection will cover all of the major systems of a house, including structure, exterior, roofing, electrical, heating, cooling, insulation, plumbing and interior. As a minimum, an inspection should meet the Standards of Practice of the National Association of Home Inspectors (NAHI). You are encouraged to accompany your inspector throughout the process so that your questions and concerns may be addressed directly. Upon completion of the inspection, your inspector will prepare a written report with digital photos of any deficiencies or problem areas. Your report will be delivered to you within 24 hours of the inspection.
Pre-Listing Home InspectionHaving a home inspection before you put your house on the market
will allow you to understand any current or potential problem areas
with the home that can be resolved before the buyers arrive.
Therefore, your home will be in better condition for viewing,
making it more marketable and this will help you attain the
maximum selling price for the home.
Resolving problems prior to the buyers inspection will save you
money in two other ways as well. First, when you know what
needs to be repaired in advance of the sale, you can obtain multiple
bids for the work that needs to be done and select the best
contractor at the best price. Secondly, the work can be done by the
contractor in a time frame that fits his schedule as well thereby
avoiding the rush charges to get the work completed.
